A little outside the world of real estate, but if you haven't supported and attended events at the State Theatre in Ithaca, you should. It's a treasure and the talent that has graced the stage is exceptional. The Cowboy Junkies last night were wonderful. Two conversations of interest yesterday. In the first, the claim was made that Ithaca is kind of an economic oasis, somehow sheltered from the more intense woes both near and far.....true to a point, in my opinion, but there are still nearly 7 times as many foreclosures advertised in the legal section of the Journal as I remember seeing in the past. The second was with a past client that I sold a house to years ago.....struggling to make the payments, foreclosure notice started arriving in the Fall, not realizing that he/she could sell the property, he/she just let it happen. If you are in trouble or think you may be soon, you can sell, sometimes it's a "short sale", but at least you don't necessarily loose everything including your credit rating. Ten new listings today, 3 in the Ithaca school district, rest were all Candor, Spencer, Romulus, Locke, Newark Valley, and 2 lake properties, 1 on Cayuga Lake, 1 on Seneca Lake (Spring is just around the corner) ............5 went under contract, days on the market anywhere from 8 to 117. To all of the properties (21....ouch) in Lansing, Ithaca, Trumansburg, Dryden, etc that expired off the market without selling: If your closing costs were less, you could ask less and get more. If it's not priced right, does location really matter?

It's been an exciting 36 hours! Put 11 Stormy View under contract and am getting a new listing in the Lansing School District...............4 br/2 1/2b contemporary in a neighborhood w/lake views under $200K. Should hit this screen tomorrow.

You might want to check out the new listing on South Hill in the city...........single family, 3br 1b for $78000,--how bad could it be?

If the closing costs (real estate fees) were thousands of $ less on the sale of your house, you could price it lower and probably sell it quicker and move on with more $ in your pocket. And how to do it doesn't cost anything except a little time.
